It is both unique and familiar at the same time – a little bit “Fourth of July Americana”, a little bit “Beach Blanket Babylon”, and a lot of local Capitola color – both human and floral!

Kind of like David Lynch meets Frank Capra.

As you can see, the Capitola Begonia Festival is an all-out community event! It really is fun for the entire family

As I said in my last “Notes from the Beach”, I somehow managed to talk my way on to the Capitola Village Residents Association (CVRA) Begonia Festival Nautical Parade float-building team this year.

Nels Westman, veteran float-master and Spiritual Advisor to the project, directed me to the new Begonia Festival float team-leader, Ed Bottorff.

Just to help you keep things straight, Ed is like Luke Skywalker.  This is his first year building a float for the Begonia Festival (or any other festival, for that matter), and he has already developed a plan for gathering the Begonias and has built the float super-structure.  And this was as of the end of June!

If you took Yoda, made him six feet taller, a thousand years younger, and gave him a lush beard you would have Nels Westman.  Nels and his teams have built – and won – several Begonia Festival Nautical Parades in years past.  He knows more about Begonia Festival float-building than Lindsay Lohan knows about ankle-bracelets. In a ten-minute chat, he told me more tricks and tips than you can imagine. 

“Let the Floats be with you!”  (OK, he didn’t really say that, but wouldn’t that be cool if he had?)

I, like C3PO, will do my best to find something useful to do while staying out of the way.

For now, that means doing Begonia Festival research.  And in Capitola, “research” means a trip to see Carolyn Swift at the Capitola History Museum.

I found out there is a lot to learn!

From San Francisco to the Central Valley, Capitola is a favorite destination for people who want to get away from the summer heat.  But sometimes the cool ocean breezes get a little too cool! 

Then blue skies turn overcast and breezes become wind… then comes the fog.

This was kind of the way Wednesday, July 21, 2010 was looking.  Oh, fine – just in time for the Capitola Twilight Concert! 

And tonight was featuring “Broken English”, a local band known for its Salsa/ Merengue/ Caribbean sound, not some moody melody band. 

Still, locals and visitors began the trek to the Capitola Bandstand around 5pm – plenty of time for the 6pm Showtime – to insure they would get a good spot.

It had been cloudy and windy all day, but that wasn’t enough to keep folks from the beach – or from bringing their lounge-chairs and goodie-bags to the lawn area in front of Blue Water Grill.

Broken English is the product of two lovers of Caribbean culture, Javier Muñiz and Ishmael Huggins Diaz.  Twenty and some-odd years ago, they formed Broken English, which has grown to become an 11-piece rhythmic juggernaut – featuring the Caribbean styles of Salsa, Merengue, Soca, Guajira, Rumba, Mambo, and others.

They claim to “take their audience on a Caribbean Cruise of musical styles”.  Horns enter through a framework of timbales and guitar, the piano weaves through conga beats and bass lines. Saxophone – the “Devil’s Horn”- adds spice to an already piquant blend of Calypso. 

By a little after 5 p.m., as soon as Broken English started to set up on the stage, the skies began to clear.

And once they started playing, and working their VooDoo Mambo Magic, they turned the enthralled audience into the Capitola Tonton Macoute, hanging on every note.

It is hard not to fall into their feel-good kind of groove.  Ishmael Higgins Diaz, the front man and good-will ambassador, intermittently referred to the crowd as ‘family” and “friends” throughout the show, sprinkling it with just enough Spanish and Portuguese to authenticate his message.

About half an hour into the show, I looked around to find a beautiful early evening had replaced the dismal day, forcing the foggy, soggy, blustery party-spoiler weather to watch from far off shore.

At 8pm, the show wound down to a reluctant – even for the players, it seemed – close.    

I saw people walking up the hill for at least a half and hour after it was over.  They must have had such a good time they didn’t want to leave!

On July 17, Walnut Creek got a new library.  It was a day of hoopla and civic pride – along with puppet shows, face painting, demonstrations and exhibits.

But I wanted to wait until the fanfare and back-patting had died down to see exactly what kind of library they had gotten.   

The old one – a tiny little “schoolhouse” looking structure located across the street from the Walnut Creek Police Station and City Hall – had done its best to serve this thriving community since the early 60’s, but was long past its prime.

The population of Walnut Creek has grown nearly seven-fold since the little “Park Place” library location first opened.  What’s more, today’s libraries have much greater demands placed upon them than they did in that simpler time.

The old Walnut Creek library was so cramped that they had to get rid of a book to add a new one!

In addition to size problems, there were seismic, noise and access problems as well.  Basically, it was time.

But my question was always: “What kind of library fits into the needs of today’s community?”

All over California and the nation, cities and counties are facing budgetary constraints.  Library attendance overall is down as a percentage of population.  In the old days, people got almost all of their educational information from libraries – today they have to compete with computers, the Internet, and an array of mediums that deliver information to your door, without having to set foot into a library.

On the Monday after the Grand Opening, I decided to see for myself.

I have been watching the new structure take shape as it was being built – a mix of old and new.  Brick, brushed metal, and glass.  Kind of “civic traditional meets deco”.  But I had not noticed how small the old building was until I walked up to the new one.   

Four main entrances take you immediately into a multi-media playground, and judging by the visitors of literally (pun intended) all ages, playing was definitely going on!

Young children with attendant mothers were looking at books, typing on the computers, and generally being well-behaved (they must put something into the air filtration system!).

Young adults – both high school and college-aged – were combing the shelves and using the computer work stations.  Seniors, too!  All able to navigate the ample aisles without bumping into others and generally acting like this was The Place To Be on a sunny Walnut Creek morning!

As for my concern that the library would be built on a shoe-string, or that it would be obsolete or irrelevant the day it opened – that was quickly dispelled.

Art is everywhere! The second floor is as inviting and well-decorated as the first in the new Walnut Creek Library!

It is full of books, newspapers, computers, exhibits, and roving attendants eager to help you find what you need – that you would expect – but there is also a Lindsay Wildlife corner, a bookstore, a Business and Careers Center, and several sections devoted to a particular age or book genre or another.

This information extravaganza is surrounded by artworks – many from such accomplished local artists as Guy Diehl, gracefully displayed and easily accessible to all visitors.  All this is wrapped by its own artful two-story structure and placed aside a lovely park setting in the center of town!

If you judge a library by the number of attendees and their ability to utilize the collection of works within its confines, this new library must be considered a success.

I hope – and this is my hope for all libraries in all communities – it continues to attract and interact with its population.

Even on the sunniest days, it is not too bad to find yourself wandering around inside an interesting place with a lot to do and learn.

Sunday, August 1, 2010 is the date for the Annual Fundraiser for the Capitola Begonia Festival.

From 1:30 to 4pm at the Shadowbrook Restaurant, Linda Smith, (Vice President of Sponsorship, Fund-Raising, and Public Relations for the Begonia Festival) and her merry band will welcome you to an afternoon culinary extravagance, fun, and community.

The Shadowbrook Restaurant will host the Begonia Festival Annual Fundraiser, August 1, 2010 between 1:30 and 4pm. A delightful afternoon of wine, artwork, and a fabulous silent-auction!

There will be wines from some of the best local vintners – notably Domenico Vineyards and Soquel Vineyards – and appetizers from the kitchen of Chef Ross McKee.

Then, a silent-auction of vacations, artwork, and other items donated from local citizens and businesses including hand-signed posters for this year’s Begonia Festival by artist Kim Hogan, will be auctioned to lucky bidders.

Every year, this event sells out, and at $35 a ticket ($45 at the door for you procrastinators!) it is easy to see why.

This event rivals the Begonia Festival itself for being the most fun – and with this one you don’t need to use sun-screen!

However, responsible “tasting” and bidding are advised.

And you won’t need to bring your beach chair or worry about getting sand in your socks!

It is difficult to find a weekend in the summer when there is nothing going on in Capitola.  Between car shows, Art & Wine Festivals, the Begonia Festival, Wharf-to-Wharf, Woof-to-Woof (I kid you not – its a “wharf to wharf” for dogs!), and a host of other events, there is always something happening in the Village.

Capitola must believe that communities, like your garden, thrive on water and sunshine in copious amounts.  Did I mention the “wine festivals”?

Well, now it’s time to mark your Wednesday evenings as well!

Actually, the Wednesday Twilight Concerts are nothing new – they have been going on for a while.  But the one I attended the other night had a different “feel” from those in previous years.

The bands have always been good, the events have been pretty well attended, and everyone there seemed to enjoy themselves.

But this year, I noticed the crowd of curious onlookers from previous years had been replaced by “regulars”!  They didn’t just happen to be there, they were there on a mission !  They came with lawn chair, snacks, and blankets.  They staked their claim early – whether it be on the beach, the lawn, or the Esplanade wall.  They knew what time it started and exactly where they wanted to be.

They're in there somewhere! Harpin' Jonny and the Primadons deliver some tasty harmonica-seasoned Blues to an eager crowd. But it's hard to see the band with all the dancing and good-times! A beautiful Capitola afternoon under a blue Monterey Bay sky!

This year’s attendees are veterans and this event has carved its place on their summer entertainment calendar!

They knew what they wanted, too - to have a good time!  And that we all did.  “Harpin’ Jonny & The Primadons” treated us to a mix of bluesy rock-and-roll sprinkled with a little bit of ‘Country, and the crowd watched, danced, and ate pizza under a breezy blue sky.  I think I even saw a surfer tapping his toes as he rode in toward shore!

Conlon Ranch sponsored the event in memory of Garth C. Conlon.  Word has it that Garth sponsored the beautiful day. 

Even the leashed and well-mannered dogs got along with each other.  Maybe we should send Harpin’ Jonny to the Middle East!

I know there is a Recession on.  California unemployment is over 10%, they say.  But my advice is to leave that on the front page of your dying newspaper and come down to the Capitola Village on Wednesday night for the Twilight Concert - 6-8 pm at the Esplanade Park Bandstand.

Next week we will be treated to the Carribean salsa strains of “Broken English”, courtesy of Pacific Gallery Gift Shop and Christine Buechting of Edward Jones Investments.

And in this time of fiscal responsibility, let me remind you that IT IS FREE!  But get there early – somebody might like your favorite spot as much as you do, and they just know their way around!

On a lovely end-of-June Capitola Day, I sat on the deck with Nels Westman, a veteran Begonia Festival float builder.

He is not only a veteran float builder, but he is active in a thousand other Capitola community groups and projects.  More about that another time.

Nels described in as much detail as I could handle what goes into building a Capitola Begonia Festival Float.

Up to now, my level of understanding was based on sauntering down to the beach on Begoinia Festival Day, plopping down on a lawn chair, and doing my best to keep the sand out of my Cheetos while watching these water-borne bouquets float down the Soquel Creek.

There is a little more to it than that.

In 2009, "Capitola Takes Flight" was the theme. As you can see, imaginations run wild!

The Capitola Begonia Festival Committee provides the barge (an 8 X 12 foot floatation platform), floral wire used to attach the begonias to the structure, access to the begonia fields, and moral support in the form of mentorship and advice.

Each festival has a theme.  This year’s theme is “Beach Party”, so you can expect to see lots of variations on Frankie Avalon movies and Beach Boys records.

But representations within that theme – the engineering, construction and implementation – are all the responsibility of the individual groups competing for the coveted Grand Prize Award for the Capitola Begonia Festival Nautical Parade, September 5, 2010 at 1pm.

Building the float means coming up with the idea for the float itself, constructing a superstructure – usually out of plywood – and sending a cadre of volunteers to the begonia gardens in Monterey County to pick the flowers.

You would be amazed at how many flowers it takes to cover a float!  About one beer-flat per square foot!  But you’d be even more amazed at how many flowers these guys can pick in an hour or two – about 250 to 300 beer flats!

Somehow I managed to talk my way into helping with Capitola Village Residents Association (CVRA) float this season.  Clearly, there must have been a labor shortage.

Home  Buyers naturally want their money to go as far as possible.  Often, they are faced with some interesting choices about which home configuration provides the best value.

If you are a single person living alone, I suppose a one or two-bedroom, one-bath home would suffice for your individual needs.  But be forewarned: you are severly limiting your potential market when you decide to sell.  You will only be able to market your home to those in your particular situation, rather than reach the larger market of available Buyers. 

A single person can live in a family sized home a lot easier than a family can live in a one-bedroom condo.

National Association of Realtors studies show a three-bedroom, 2-bath home as the most “saleable” configuration for a home.  It reaches the larget segment of the market – families with one or two children living at home.

Four bedroom homes come in next, probably because they allow for larger families, over-night guests, an in-home office, or an elderly parent residing with the adult children.

But while bedrooms are a luxury in many cases, bathrooms are more of a necessity.

Anyone with a teenager living at home will tell you that two baths are a big deal for a family situation.  But its not only to allow for the primping and marathon grooming that is evidently required to be a popular teen.  An extra bath makes it a lot easier for guests to feel comfortable in your home when they visit or for extended-family dinners.

As far as bathrooms go, one is an obvious necessity, two are considered a minimum by most families, two-and-a-half are the most desired, and three are considered a wonderful luxury by most Buyers.

Given the choice, I would rather have a two-bedroom, two-bath home than a three bedroom, one-bath home.  And please note: a “one-and-a-half bath” is just barely more desireable than its entry-level one-bath cousin.  Probably the best thing you can say about it is that you might be able to make it a full bath sometime down the road.

On the other hand, one less bath may encourage those pesky teens to move out!

Still, if I had the choice, I would always go for the extra bathroom.

Well, we knew it was coming: Jake Pavelka and Vienna Girardi have called it quits.

Yes, the stars of the television show “The Bachelorette” are no longer together.  And there is only one way for poor Jake to mend his broken heart – to sink his teeth into one of these incredible Lafayette CA foreclosures!

REO’s (“Real Estate Owned”, meaning bank foreclosed properties) can be a great way to get into a home for far less than it would normally cost.  But the transactions are not for the faint of heart!

Jake will need to understand the way these things are handled, then prepare himself for some ups and downs! 

First, you are not dealing with a normal Seller.  These homes are typically handled by an agent of the lending institution that held the loan on the home.  This person has never lived in the home – they probably have never even seen the home – and has no personal interest in whether or not the home sells.

And even though banks hate to admit it, this is not what they are good at doing.  I have seen banks make incredible mistakes and only end up costing themselves money, but they can also frustrate and chase away a perfectly good Buyer in the meantime.

And Jake thought Vienna Pavelka was a handful!

Also, banks do have the same burden of disclosure that typical human owners have. 

All the same, banks do have to operate in a non-deceitful manner and must disclose all material facts known to them. They must disclose the existence of seismic zones, fire hazard areas, and special studies or flood zones that may have an effect on the property. 

Depending upon how much the bank wants to get the non-performing loan off the wrong side of its balance sheet, you may be able to make an offer the bank simply will not refuse!

If you do decide this is the kind of opportunity that you would like to take advantage of, there are some things to remember:

1. Cash is king.  The closer you can get to a cash transaction, the more eager the bank will be to accepting your offer.  At a minimum, get pre-approved from an established lender.

2. Forget the funny stuff.  Make your offer as neat and clean as possible.  Credits and/or repairs are not typically the kinds of things the banks want to deal with.  Simple is better.

3. By all means, inspect the property.  But don’t think this allows you to make a honey-do list for our little banker!  You may very well have some work to do, and the bank wants you to know that you are the one who will be doing it.

Now for the good stuff:

Here are the best deals in Lafayette California – and they are all Lafayette CA foreclosures.  From modest 3 bedroom 2 bath homes around 2000 square feet to 5 bedroom 6000 square foot mansions on 11 acres.  All have garages – some 2 car and some 3 car – some have in-law or au pair units.  And two of them are simply spectacular!

From Burton Valley to Saranap to Happy Valley, this could be a way to get your dream home for a song or remodel and redecorate your way into one of the best locations in Contra Costa County!
