Recent Sales In Capitola

It appears the Spring market has finally arrived – typically, along with the nice weather! There were seven closed sales in the past 30 days.  However, I think the most important thing is that they were not confined to one price strata of the market.   Let’s take a look:

Let’s take a c loser look:

4980 Cliff Drive, Capitola was the big money winner at $3,237,500 . This was once a huge monstrosity – right on the walk up the hill to Monterey Bay view parking.  For years, this thing sat in disrepair.  And it was so big you couldn’t miss it from almost any part of Capitola!

Well, contractors came like a herd of turtles and totally remodeled it inside and out.  It is actually a home with a spectacular view and a separate apartment on the bottom level, right outside the walk to the wharf.

The views of the neighbors have also been improved with the updating of this incredible property!

1390 49th Ave, Capitola had to be the deal of the century. $817,000 – a thousand dollars over the list price.  I really like this house.

4670 Crystal St., Capitola went for $675,000 in a typical 47 days on the market.  A great deal if you simply must live in the Jewel Box.

408 El Salto Drive, Capitola – on Depot Hill – was a real bargain at $675,000 for a cute little 2 bedroom cottage.

2210 Preakness Ave., Capitola 1s more of a traditional suburban home.  But it went for over-asking at $670,000 in 15 days!

1705 Wharf Road, Capitola is a TINY one-bedroom about ten feet away from the Shadowbrook!  This home is really cute, but no bigger than a minute.  After being no the market several times – unsuccessfully – it sold for half-a-million dollars.

Here they are:

The middle of the pack!

Now comes lonely little Opal Street.  4850 Opal Street, Capitola is a one-bedroom tiny little ugly-duckling cottage.  The only thing it had going for it was its location – The Jewel Box!

But, that was enough. Sold in 17 day for $480,000.  Can you say “tear down“?

Opal is a gem, too - in spite of its outward appearance

That’s all for now – I’m heading to the beach on this beautiful day in The Cap!
