Sell My House Fast Tips
You see a lot of funny things when you are out looking at property. Not always funny “ha-ha”, and sadly, not always even that unusual. Funny like “What were they thinking??”
First of all, let’s look at some basic market concepts. The quicker an investment opportunity reaches the pool of possible investors, the more “efficient” the market.
Think “stock market”. All we have to do to sell our stock is contact our Broker, place the sale order, and within minutes we are connected with a buyer and our stock is sold. We might not know exactly how much we will get, but we have a reasonable expectation that it will be within a rather tight range, based on previous transactions.
Real Estate used to be known for rather inefficient. But, with the MLS (multiple listing service), computers, email, and a host of other ancillary methods of marketing your home, it is much more efficient than it was only a decade or so ago.
And, as a Buyer or Seller, you WANT it to be efficient! Efficiency is what provides confidence that you are not paying too much or selling for too little.
When you put your home on the market, you want all of the possible Buyers to know that it is there. When you are a Buyer, you want to know about all of the homes available for purchase. Not just the ones that are on the street you happened to drive down or the home you saw plastered on the side of a shopping cart. ALL of them.
Once they know the home is for sale, the Buyers will want to see the inside. I promise! They want to know that their couch will fit, they want to see if they have enough room for a garden in the back, they want – and this is important – to imagine the family coming over for Thanksgiving Dinner in their new home. Mom can sit right THERE, in front of the fireplace. (Or perhaps you imagine your ex-mother-in-Law IN the fireplace.)
This is all part of the Buying Process.
Why, then, do I see so many listings with “Call 2 hours before showing” or “No showings before next Thursday”? Why do I find so many homes without a lockbox? Why do I need to contact the Agent before showing so they can call the Seller who will meet me at the property?
All this stuff gets in the way of what the Buyer wants to do – look inside, make a decision, and BUY THE HOUSE!
Sometimes it’s even worse than that. Yesterday, I found a house with no sign, no lockbox, vacant, and personal stuff all over the yard. No Agent info, no phone number to call, nothing.
Finally, after playing Sherlock Homes (get it? “Homes”??), I found the Agent – 100 miles away. When I called her back asking how I could get the offer to her, her voice mailbox was full and I couldn’t even leave a message.
Do you think she was doing her client a service by limiting the number of people who were aware that their home was even on the market?
I’ll bet her poor Sellers thought she was trying to sell it, not keep it a secret.
