Spring, as they say, has finally sprung. 

One year ago there were a slew of short-sales, REO’s, homes sitting on the market in total disrepair, “all cash” sales because no one was sure about the buyer’s financing - not a “normal” transaction in sight.

This spring Real Estate season, I find more and more homes coming on the market in pristine shape and more future homeowners – not investors – coming to Open Houses and finding homes they themselves describe as “great values”. 

Certainly, there are still a lot of short-sellers and bank-owners.  But there are many more ”real people” putting their homes on the market than in months past.

Here are three new ones in Walnut Creek – all priced well below where they would have been three years ago – and only one is a bank-owned property.

1563 Geary Road, Walnut Creek is a 4 bedroom, 2 bath single-story home on a nice-sized lot.  Two-car garage, hardwood floors, and 1700 centrally heated and air-conditioned square feet. Yes, it is on a busy street, but it is close to restaurants, shopping centers, and a short walk to BART. $524,900. 

1174 Arkell Road, Walnut Creek is roughly the same size as Geary, but it has 4 bedrooms and TWO FIREPLACES!  Not only that, but it sits on a large lot – big enough for RV Parking.  This is the only one where you will have to deal with the bank, but that process is much more streamlined than it was a few months ago. $580,890.

The biggest and nicest, and placed on the largest lot is 1442 Huston Road, Walnut Creek at $819,000.  This four bedroom home has almost 2900 square feet of living space, three baths, hardwood floors, and a bunch of classy upgrades (like built-in vacuum!).  1/3 acre lot nestled between Walnut Creek and Lafayette.
